What are the steps to take for selling my property?
A) Presentation of the property
• Strip the property to its minimum: store all cluttered furniture and accessories in the garage, a friend’s place or a rented storage unit. The rule is to only keep the furniture that improves the style of each room
• Sweep the side walk, mow the lawn, trim the shrubs, remove the weeds from the garden and get rid of all scraps in the back yard
• Clean the windows (inside and out) and be sure that the paint is fresh, not chipped or peeling
• Verify that the door bell is functional
• Clean and polish every room: furniture, floors, walls and ceilings. It is very important that the kitchen and washrooms be immaculate
• Be sure that all electric devises and lamps work
• Get rid of leaky faucets and frayed wires
• Make sure your house smells sweet: apple pie, cookies or a simmering homemade spaghetti sauce

The first appointment with the real estate brooker will help you establish the market value of your property. This meeting is free and with no obligations on your part.
If you choose to sell by yourself, you will become responsible for every step mentioned. If you do business with me, you will have to pay me a fee but once the property is sold only. You will receive, in return, the services of a qualified person and will be protected by the Law on Real Estate Brokerage.
My work is not limited to the mere display of a sign! From the initial meeting to the signature of the notarized act, I accomplish for you a multitude of tasks in order to conclude the sale of your property.
Here are examples of the tasks i carry out for you:
• I prepare the comparative data of the market in order to establish a just price of sale that will allow you to achieve your goals
• I prepare a marketing plan that will be followed rigorously. This plan includes the ad placement of your property through electronic media and a virtual presence on my website and MLS.CA

• I’m in charge of managing the legal documents
• I proceed, with you, to the complete revision of the promise to purchase and its appendices as well as the drafting of a counter offer if need be
• I do a follow up, prepare and obtain the required documents to make sure that the various conditions are met
• I give all the legal documents to the notary and accompany you for the signature of the notarized act
• I assist you through the negotiations.
